Water spraying under the sink or at the wall
A broken supply valve or a snapped faucet line can flood a cabinet fast, and we dispatch 24/7 for it. Until a plumber arrives, your goal is to stop the flow and protect the cabinet floor.
Close the stop valve
Turn the small oval handles under the sink clockwise. If only one line is leaking, shut that one.
Use the main if the stop is stuck
A seized or broken stop valve means shutting the whole house valve instead. Do not wrench a corroded handle.
Empty the cabinet
Remove cleaners and boxes, and lay towels or a shallow pan under the leak.
Keep power away from the wet zone
If a disposal or outlet sits in the same cabinet, leave it unplugged until it is dry.
Take a photo of the leak before you clean up, since it helps with an insurance claim.
Which kind of faucet do you actually have?
Single-handle kitchen faucets usually hold a cartridge, a rubber-seated ball or a pair of ceramic discs. Two-handle faucets often use compression stems with rubber washers, or quarter-turn ceramic cartridges. The part that wears depends on that design.
Cartridge faucets drip from the spout when the O-rings or seals wear. Compression faucets drip when the seat or washer is damaged. Leaks at the base of the handle come from worn O-rings or loose packing nuts.
Bring up the brand and a photo of the handle when you call. It saves a trip for parts.
Repair or replace the faucet
A faucet is a good candidate for repair when the body is sound and parts are still sold.
| Situation | Better move | Why |
|---|---|---|
| Slow drip from the spout, faucet under ten years old | Repair | A cartridge or seat kit is a small part |
| Handle loose or leaking at the base | Repair | O-rings and packing nuts are cheap to replace |
| Finish is pitted and flaking | Replace | Corrosion on the body will keep returning |
| Parts are discontinued | Replace | A rebuild may not be possible |
| Low flow from one spout | Clean first, then decide | Aerator or cartridge scale often causes this |
| Valve body leaking inside the wall (tub or shower) | Replace valve | A cartridge swap cannot fix a cracked body |
| Supply line or stop valve failed | Replace the failed part | The faucet may be fine |
We also tell you honestly when a repair is not worth it. A third repair on a failing faucet costs more than a new unit.
What Herriman hard water does to a faucet
The city lists local wells at 25 to 60 grains per gallon and the Jordan Valley supply at 10 to 12, which puts household water in the very hard range. Scale builds in aerator screens, spout cores and cartridge seats. That is why one faucet often loses pressure or spits long before it leaks.
A vinegar soak of the aerator works on light buildup, and it takes about a half hour. Heavily crusted aerators are cheaper to replace than to clean. Because Herriman water also swings with the season, a faucet that behaves in summer may clog in winter.
Water at the base or under the sink cabinet? Call (385) 488-1892 after you close the stop valves.
Call (385) 488-1892Try these before calling
Some faucet complaints do not need a plumber. Check these and call if the symptom remains.
- Unscrew the aerator at the spout tip and look for white grit or debris.
- Soak the aerator in white vinegar for 30 minutes, rinse and refit.
- Check both stop valves under the sink are fully open.
- Turn the faucet on and watch whether hot and cold both lose pressure or only one.
- Tighten the handle set screw with a small hex key if the lever wobbles.
If water still trickles after the aerator is clean, the cartridge or a supply valve is the next place to look.
Shower valves, tub spouts and outdoor spigots
A shower that will not stay on one temperature often has a worn balancing cartridge. Replacing it takes a plumber twenty to forty minutes when the shower valve is accessible from the front or an access panel. A tub spout that drips after the shower starts has a failed diverter.
Outdoor hose bibs need their own care. Herriman advises residents to disconnect hoses, shut outdoor faucets where applicable and insulate exposed pipes before freezing weather. The city also recommends a vacuum breaker on every hose bib, which keeps lawn water from siphoning back into your plumbing.
How a faucet visit works
Every job follows the same path, whether it is a drip or a full swap.
Shut off and inspect
We close the stop valves, open the faucet to relieve pressure and look at the stems, cartridge and seats.
Name the part
You hear which part failed and whether it can be rebuilt.
Quote before work
You get a clear price for repair and for replacement before tools come out.
Repair or replace
New cartridge, seat, supply line or a full faucet goes in, with fresh plumber's putty or gasket.
Test under pressure
We run hot and cold and look under the sink for weeping.
What changes the cost of faucet work
Faucet jobs range from a small seal kit to a new fixture and valve. These factors decide where yours lands.
- Part versus whole faucetA cartridge or seal kit costs far less than a new faucet and the labor to install it.
- Brand and finishPremium brands and specialty finishes carry higher parts costs. Some need special cartridges.
- AccessTight sink bases, wall-mounted valves and tile surrounds take more time.
- Valve conditionCorroded or seized stop valves are best swapped while the water is off.
- Time of dayNight and weekend calls may be priced differently than a same-day appointment when available.
A sudden burst supply line that floods a kitchen is often covered, while a dripping faucet and gradual rot are typically treated as maintenance. Ask your insurer which applies.

Faucet questions, answered plainly
Do you handle faucet emergencies at night or on weekends in Herriman?
Yes. A burst supply valve, a sprayed cabinet or a faucet that will not shut off qualifies. Our line is answered 24/7, and we send the next available licensed plumber. We cannot guarantee an arrival time, so shut the stop valves while you wait.
Why is my faucet pressure so low?
Mineral scale in the aerator is the usual cause in Herriman. Soak or replace it. If pressure is low in every fixture, the issue may be upstream at a pressure regulator or valve.
What causes a faucet to drip after I shut it off?
A worn cartridge, damaged seat or old washer. Hard water speeds the wear because grit and scale scratch the seal faces.
Can you replace a bathtub faucet or shower valve?
Yes. Many shower valves can be repaired from the front by changing the cartridge. Valves with a cracked body need an opening in the wall and a full replacement.
Is a leaking shutoff valve an emergency?
If it sprays or runs steadily, yes. Close the main and call. A slow weep at the packing nut can wait for a daytime visit, but do not ignore it.
Will a water softener protect my faucets?
Softened water reduces scale that clogs aerators and cartridges. See water softener and filtration for how treatment is sized after you test your tap.
Do you also repair kitchen sink drains and disposals?
Yes. If the sink drains slowly as well, ask about drain cleaning, and for a jammed unit see garbage disposal repair.
