Straight answer on ZIP 84065 and the county line
Bluffdale has no ZIP code of its own in the sources we checked. City Hall, Public Works and the sewer district headquarters all use 84065, the same ZIP Riverton uses, so a 84065 address is not necessarily in Bluffdale. Tell dispatch your street and we confirm the city by the cross streets.
The city is also split by a county line. Most of Bluffdale is in Salt Lake County, and a portion sits across the line in Utah County. That matters for permits and inspections, so ask the Bluffdale building office which rules apply to your parcel before a major job.
West of Redwood Road, east of Redwood Road
| Part of town | Typical home | Common emergency | First question we ask |
|---|---|---|---|
| West of Redwood Road | One acre or larger, estate and horse lots | Long yard service line leak, frozen outdoor spigot | Is the meter dial still moving with the house main off? |
| East side near Rockwell Ridge | Townhomes and small lots | Water heater closet leak, ceiling stain from the unit above | Which floor is wet and who shares the wall? |
| Near Independence and Westgate | Newer small-lot and multifamily | Slow main-line clog, backed-up laundry standpipe | Does it clear when all water use stops? |
| Homes outside the city system | Private well or small private water system | No pressure, pump failure, tank trouble | Who runs your water, the city or a private system? |
About 69% of Bluffdale's housing is single-family, most of it built in the last 20 years.
Long lots, long water lines
Very low density homes, one acre and up, sit mostly west of Redwood Road. That means the water service line from the street to the house can run a long way underground. A leak there will not show up as a puddle for weeks. It shows up as a high bill or a lawn that stays wet.
Start with the meter. Turn every fixture off, then watch the dial or low-flow indicator. If it keeps moving, the leak is somewhere past the meter, and our leak detection and water line repair teams find it without digging up the whole lot.
Before we arrive, what to do while you wait in Bluffdale
Do these while you are on the line with dispatch. None of them needs a tool beyond a flashlight.
Find and close the main
Look near where the water line enters the house. If you are on one of the private water systems, the city cannot help you shut off the street side, so say so on the call.
Cut power near the water
Turn off breakers for rooms that are dripping or flooded. Do not touch a panel while standing in water. Tell us if the panel itself is wet.
Clear the area
Move furniture and valuables, then keep kids and pets out. Photograph the damage for your insurer before you start mopping.
Call the line
Phone (385) 488-1892. For a smell of gas, get out first, call 911 from outside, and then call your gas utility.

Call (385) 488-1892Four pressure zones and what they do to fixtures
The state's water element describes four pressure zones in Bluffdale, each fed by its own storage tank, with a fourth tank under construction for 2026. The city's drinking water master plan sets a preference of 40 psi minimum service pressure at peak day and a maximum near 130 psi. One connection on 14600 South at Pony Express Road is pressure-reduced downstream to serve the Bluffdale Heights zone.
For a homeowner, that range is wide. A house at the low end of a zone can see high static pressure that wears out toilet fill valves, faucet cartridges and water heater relief valves. A pressure gauge on a hose bib tells you the number. If it reads above 80 psi, a pressure reducing valve and an expansion tank are worth discussing. Our plumbing installation page covers both.
Bluffdale buys all its drinking water from JVWCD, whose system-wide total hardness averaged 182.4 mg/L (about 10.7 grains per gallon) in 2025. That is the supplier's system average, not a Bluffdale tap test, so check your own water if scale bothers you.
Sewer backups in town with the district headquarters
Jordan Basin Improvement District lists Bluffdale in its service area, and its headquarters sits at 1253 W. Jordan Basin Lane in town. That does not change who owns what. If sewage backs up, shut off water use and watch. A backup that stops points to your house line or lateral, which is your repair.
We clear stubborn laterals with a cable machine, then hydro jetting when roots or grease have narrowed the pipe. A spot repair through sewer line repair follows if a camera shows a belly or break. Tell dispatch if your property is not on the sewer, because tank and septic work is a different trade and we want the right contractor sent.
Canals, backflow and secondary water
Bluffdale provides pressurized irrigation in only a few areas. Elsewhere HOAs and individual communities manage their own secondary water, and canal companies alone decide release dates. Secondary water is not drinking water.
Every sprinkler system on culinary water needs a backflow assembly tested yearly by a certified tester under city code Chapter 8.30. If a broken head is spraying, close the irrigation shutoff and call us.
Storm runoff, the Jordan River and a wet basement
County and city hazard plans list flooding from Wood Hollow and Beef Hollow in the Traverse Mountains, plus canal breaches and clogged storm drains. They also warn that ground around the Jordan River can liquefy in a strong earthquake.
A flooded basement after a storm may not be a plumbing failure at all. Check whether water comes from a floor drain, a window well or a foundation crack. For a sump pit, see our sump pump installation and repair page, and ask the Bluffdale building office where a discharge line may end.
Landmarks we use to place your address
Dispatch often places calls by landmark. We know homes near Bluffdale City Park, Independence Main Park, Jeff Anderson Memorial Park and Wardle Fields Regional Park, plus the stretches along 14600 South, Porter Rockwell Boulevard and the Redwood Road gate to Camp Williams. A licensed plumber is dispatched after midnight the same way as at noon, with a clear price before work starts.

Yes. Our line is open 24/7 and a licensed plumber is dispatched when one is available. We do not promise an arrival time.
Does the Utah County portion change anything?
For emergencies, no. We dispatch the same way. For permits and inspections it can, because the rules that apply depend on the parcel. Ask the building office, and keep your parcel number handy.
Do water heater replacements need a permit in Bluffdale?
The city pages we reviewed do not spell it out. Permit rules vary, so ask the Bluffdale building office before you schedule. Our water heater replacement page explains what to confirm.
I am on a private water system or well. Can you still help?
Yes for everything on your side of the system. The city cannot shut off a private system, so shut the valve at your house and call us. For a well pump, tell us up front so the right person comes.
Who handles a sewer main problem in Bluffdale?
JBID, the district. If the backup continues with no water running, the main may be involved, and JBID's after-hours line is 801-243-8492. Call 911 if anyone is in danger.
