Start with the sewer question
The city's Wastewater Division says the owner is responsible for the lateral from the building to and including the connection at the city main. The city handles mains and manholes, and the city pays if a main blockage backs into a home.
To find out which side you are on, call the city to determine whether the blockage is in the main or in your lateral. If the backup stops when you stop using water, the cause is more likely in the house plumbing or private line. We can clear and camera your side while you make that call.
How old is your West Jordan house, and what does that mean?
The median West Jordan home was built in 1995. The older mid-century pockets are real but small, so most of the city sits in the 1980s and 1990s.
| Build era | Share of homes | What we expect to find |
|---|---|---|
| Built before 1960 | About 2 percent | Original galvanized or clay pieces, cast iron drains, shallow cleanouts |
| Built in the 1960s and 1970s | About 17 percent | Aging copper joints, original water heaters long gone, older sewer laterals |
| Built 1980 to 1999 | About 42 percent | Fixtures near the end of service life, hard water scale, tired shutoffs |
| Built 2000 to 2009 | About 23 percent | Tank water heaters near their limit, builder-grade fittings |
| Built 2010 and later | About 15 percent | Few pipe issues, more connector, pressure and installation faults |
We check material before we diagnose. Some builds from the 1980s and early 1990s used plastic or mixed piping, so we open an access panel and look rather than guess.
Water pressure, zones and fixtures that fail
West Jordan's water system runs through pressure zones set by elevation. The city's design policy targets 50 to 80 psi at the home, and the International Plumbing Code calls for a regulator on the customer side of the meter above 80 psi. Higher pressure punishes toilet fill valves, washer hoses and water heater relief valves.
If you hear hammering when a valve closes or a faucet sprays instead of pours, put a gauge on a hose bib. A reading near the top of that range means the regulator has drifted. Replace it before a fitting lets go.
Before we arrive in West Jordan
Four steps buy time during an emergency. You do not need any tools.
Shut off the main
Find the main valve where the line enters the house and turn it off. The city meter sits near the curb, so leave it alone.
Cut power by wet areas
Switch off breakers that serve rooms with standing water or a wet ceiling. Stay out of flooded basements while electrical gear is under water.
Clear the area
Lift furniture, rugs and boxes off the floor. If sewage is involved, keep children and pets out and do not run any more water.
Call the line
Call (385) 488-1892 with your address, ZIP and what you are seeing. Tell us if sewage, a hot water tank or a ceiling is involved.
For a street leak or a city main, West Jordan's after-hours water line is 801-330-4528 and the wastewater after-hours line is 801-330-4198, as the city lists them.

Call (385) 488-1892How a West Jordan sewer call goes
We follow the same sequence on almost every backup.
Describe the pattern
Tell us which fixtures back up. A tub and floor drain together suggest the main line. One toilet alone suggests a branch.
Stop water use
Turn off washers and dishwashers. If the backup stops, the problem is probably on your side.
Clear and camera
We run a cable with the right head, then a camera, to see root growth, offset joints or grease.
Mark the location
We note distance from the cleanout so you can show the city if the main is to blame.
If the camera shows the blockage in the street, we stop and you call the city. We do not work on city mains. See sewer line cleaning and sewer inspection.
Newer west-side neighborhoods
Dry Creek Highlands, Copper Rim and Wood Ranch are among the west-side master-planned communities in the city's General Plan. Wood Ranch alone covers about 635 acres and over 3,000 planned homes. These homes are newer, so the usual calls are connectors, water heaters, and drains clogged with construction debris.
Copper Hills High School uses ZIP 84081. We still ask for a street address, since we cannot assign every neighborhood to a ZIP.
Groundwater and older sewers on the east side
The General Plan says areas east of Redwood Road have seen high water tables, with wetlands between Redwood Road and 1100 West. A sump pump that stops running during spring melt can flood a basement quickly, so test the float and keep the discharge line clear.
About 30 percent of the city's gravity sewer mains were installed before 1990, and about 13 percent of pipe is clay. About 126 septic tanks remain, mostly in the eastern half. If your home is on septic, tell the dispatcher early, because that changes the approach.
Hard water, heaters and permits
The city's 2026 water report lists average hardness near 183 mg/L, which works out to roughly 10.7 grains per gallon by our arithmetic. Scale will coat a tank heater's lower elements. A rumbling heater or a drop in hot water is often scale at work.
West Jordan lists water heaters as a permit type, and it applies the 2021 International Plumbing Code. Call the building department at 801-569-5050 before a swap. We can assist with water heater repair or replacement either way.
What to tell the 24/7 dispatcher
A short, clear report helps us send the right plumber with the right tools.
- Your street address and nearest cross street.
- What you see, hear or smell, and when it began.
- Whether you shut off the main and whether it worked.
- Whether water reached outlets, appliances or the panel.
- The age and fuel of your water heater, if it is involved.
Questions from West Jordan homeowners
Do you cover every ZIP code in West Jordan?
Yes. West Jordan is served by 84088, 84084 and 84081. ZIP 84088 includes City Hall on Redwood Road, West Jordan High on 2700 West and Holy Cross Hospital on 9000 South. ZIP 84084 appears on the school district's Campus View Drive office, and 84081 includes Copper Hills High on the west side. Some ZIPs reach past city lines, so give us your address.
Is emergency service available in West Jordan?
Yes. Our emergency dispatch answers 24/7, including nights, weekends and holidays. We do not promise an arrival time, but we give you an honest expectation after we hear the address and symptom. See our service area page.
Is West Jordan close to Herriman?
West Jordan is about 7.7 miles almost due north of Herriman by straight line between city centers. We did not find a primary source that says the two cities border each other, so we do not claim that. Dispatch is based in Herriman.
Who fixes a sewer backup in West Jordan, you or the city?
The owner is responsible for the lateral from the building to the city main connection. The city handles mains and manholes, and if a main blockage backs into your home the city pays. Call the city to learn which side the blockage is on. We can clear and camera your side. See drain cleaning.
Why does my hot water run out quickly in West Jordan?
Scale from hard water can insulate the heating element or the burner area, and a failed dip tube can mix cold water into the outlet. A flush and inspection often finds the cause. A tank over about 10 years old may be better replaced.
Does my West Jordan home need a plumber for a high water bill?
Often. The city meters every connection with an ultrasonic reader that reports daily. Turn off all water and watch whether your meter keeps moving. If it does, you have a leak somewhere. See leak detection.
