A city built mostly after 2000
The Census 2020 to 2024 estimates put South Jordan's median home at a 2007 build year. About 70 percent of the 27,365 housing units went up in 2000 or later, and only about 9 percent date from before 1980. Roughly 1 percent are from 1959 or earlier.
That age profile changes what we expect to find. Tank water heaters installed during the 2000s building wave are now past the 8 to 12 years a tank commonly lasts, so a pooling heater is our most frequent after-hours scenario here. Supply lines, braided connectors and plastic shutoff valves from the same era are the next suspects.
Utility gas heats about 84 percent of occupied homes. If your heater is a gas tank, the burner and flue are part of any emergency visit, and a gas smell is a separate call to 911 and Enbridge Gas at 1-800-767-1689 before you phone us.
What we usually find, by kind of South Jordan home
Use this as a sorting guide. Your house may not fit its row, so describe the symptom when you call.
| Home type | Common emergency | First thing we check |
|---|---|---|
| Daybreak and other 2010s townhomes or detached homes | Failed supply connector or leaking water heater | Shutoff valves, flexible connectors, heater pan and relief line |
| Built 2000 to 2009, detached homes (the largest group) | Tank at end of life, slow drains, hose bib leaks | Heater age on the rating plate, main drain cleanout, pressure at the tap |
| Built in the 1990s (about 16 percent of units) | Corroded fittings, aging fixtures, sewer lateral roots | Visible valve corrosion, then a camera run if drains back up |
| Eastern large-lot and older homes | Old lateral material, root intrusion, outdoor line breaks | Cleanout access, then camera inspection of the lateral |
| Homes near the Jordan River or 1300 West | High groundwater, sump pump failure, basement seepage | Sump pump float, discharge line and check valve |
We confirm the real cause on site before quoting a repair.
Daybreak and everything west of Bangerter
Daybreak covers roughly 4,200 acres, about a third of the city, along the western side. It is newer housing, so we see fewer corroded pipes and more trouble with fittings, connectors and fixtures never touched since move-in. In attached townhomes a leak can reach a neighbor, so shut the water first.
ZIP 84009 was carved from the old 84095 area in 2015 and covers the part of the city west of Bangerter Highway. Daybreak Elementary on Harvest Moon Drive carries that ZIP. We do not assign individual streets to a ZIP, so give us your address when you call.
Before we arrive in South Jordan
These four steps limit damage while a plumber is on the way. None of them needs tools.
Shut off the main
Turn the home's main water valve clockwise until it stops. It is often near the water heater, in the garage or at a basement wall. If you do not know where yours is, find it today and tag it.
Kill power near water
If water is near outlets, a panel or a plugged-in appliance, switch off the breaker from a dry spot. Do not stand in standing water to reach the panel.
Clear the area
Move rugs, electronics and stored boxes off the wet floor. Open a few cabinet doors under the sink so the pipes can drain and dry.
Call the line
Dial (385) 488-1892 and give your street address, the symptom and where the water is coming from. A photo of the leak helps the plumber bring the right parts.
For a main break in the street or water coming through the road, South Jordan Public Works takes after-hours calls at 801-840-4000. Water inside your walls is ours to fix.

Call (385) 488-1892Sprinkler lines, secondary water and the October shutdown
Only about a quarter of South Jordan residents can connect to secondary canal water, and the city's season typically runs May 1 to October 15. Homeowners maintain the line from the stop-and-waste valve onward. A cracked sprinkler pipe or a failed valve on that side of the line is yours to repair.
Canal water is not filtered, so grit wears valves and heads faster than culinary water does. A zone that stays wet after the system is off usually points to a valve that no longer seats.
Blow out the lines, drain the backflow device and shut the stop-and-waste valve before the first hard freeze.
When South Jordan plumbing is an emergency
Call the emergency line when any of these is happening. The 24/7 dispatch takes calls on weekends and holidays too.
- Water is running that you cannot stop at a fixture shutoff valve.
- A ceiling is bowing, dripping or stained and getting worse.
- A water heater is leaking from the tank body or the bottom.
- Sewage is backing up through a floor drain, tub or toilet.
- There is no water at all and the main valve is open.
- A pipe froze and you see frost, bulging or a drip where it thaws.
A dripping faucet or a slow tub drain can wait for a daytime appointment. Tell the dispatcher which category you are in and we will schedule accordingly.
Hard water, water heaters and the east side
The city reports hardness of 7 to 10 grains per gallon and a pH near 7.75. That is hard water. Scale builds on heating elements and the tank bottom, so a heater that rumbles needs a flush. Test your tap or ask your water utility before you buy a softener.
East of Redwood Road the General Plan describes large lots and historic homes. Older lateral material, root intrusion and long runs to the street are more likely there than in Daybreak. A sewer backup that stops when all water use stops points to the house line. A backup that continues points toward the main, so call the sewer district (JBID, formerly South Valley Sewer District, 801-571-1166).
Permits and the water heater swap
South Jordan lists the 2024 International Plumbing Code. Its building page does not say which jobs need a permit, so ask the building department at 801-446-4357 before a water heater swap. In a true emergency we stop the water, make it safe and tell you what is left. See water heater replacement and leak detection.
South Jordan plumbing questions
Do you cover every ZIP code in South Jordan?
Yes. South Jordan has two ZIPs. 84009 covers the part of the city west of Bangerter Highway, and 84095 covers the part east of it, including City Hall on Towne Center Drive. Give us your street address when you call and we will confirm the location.
Is emergency service available in South Jordan?
Yes. Our dispatch line answers 24/7, including nights, weekends and holidays. We do not quote arrival times because they depend on traffic and who is already on a job, but we tell you plainly when a plumber can be on site. See our service area page for the full map.
Is South Jordan right next to Herriman?
South Jordan is about 4.6 miles north-northeast of Herriman by straight-line distance between city centers. We did not find an official source that says the two cities share a boundary, so we do not claim they do. Our dispatch is based in Herriman and covers South Jordan like a neighboring town.
Who do I call for a sewer backup in South Jordan?
Call us if you want a licensed plumber to clear or camera the line. Call the sewer district at 801-571-1166 if you suspect the main in the street. A backup that stops when you stop using water usually lives in your house line or lateral, and that belongs to you. See sewer line cleaning.
Why does my South Jordan water leave white spots on fixtures?
The city lists hardness at 7 to 10 grains per gallon, which is hard water. Minerals dry on glass, faucets and heating elements. A vinegar soak removes surface spots, and a softener reduces the cause. Ask the water utility for current numbers, since supply blends can change.
Can you find a leak in a South Jordan sprinkler line?
Yes, for the part that belongs to you, which starts at the stop-and-waste valve. We pressure-test the zone, listen at valves and trace wet ground. If the leak sits upstream of that valve on the city's secondary line, the city handles it.

Call (385) 488-1892South Jordan from our Herriman dispatch
The map shows South Jordan to the north-northeast of Herriman. Daybreak fills much of the west side.
Use it to confirm you are in the area we dispatch to. If you are on the border with another city, give us your street address and we will confirm coverage.
